LakeOps starts at $199 a month, which includes the first 100 properties you service. Above that it’s $1 per property per month up to 1,000, and 75 cents each above that. Users are unlimited on every account.
You hire six crew in April and keep two in July. Charging you per person would be charging you for hiring — and the first time somebody gets left off the app to save a seat, half your season stops being recorded. So everybody’s included: you, the office, the operators, the kid who started Tuesday.

What counts as a property you service
You pay for the properties you serviced in the last 12 months. The first 100 are included. A property counts when you’ve actually worked it — at least one season’s job generated for it in that window — and it counts once, whether that was a spring install, a fall removal or both. A one-off repair isn’t servicing. Twelve months always covers one full spring and one full fall, so the number doesn’t dip in the off-season, and a customer you stop working drops off twelve months later on its own. You’re never billed for a shoreline you didn’t work.
See the number before it costs anything
Before you generate a season you can run it dry: the same page, the same count of properties and the same bill, and nothing created — no jobs, no charge, no clock started. It also shows the shorelines that have no plan yet, which is how you find the half of the book you have not loaded. When the number reads right, generate for real.
